Seller's responsibility The responsibility of the seller is: - Provide reasonable access to the property
The representatives of the buyer may wish to survey or otherwise investigate the property. The seller will need to accomodate any reasonable requests. - Preliminary Enquiries
The buyer, or buyer's solicitor, may ask the seller, or seller's solicitor, a series of questions designed to ensure that everything is in order with the property and its environment. The seller should answers these questions as completely and honestly as possible. - Reqresitions on Title
The buyer's solicitor will examine the property plans and should there be any questions arising will contact the you or your solicitor to attempt to resolve these issues. This will happen if the plans and other legal documents are old and incomplete. It is much rarer with registered property. - Exchange of documents
When the sale is complete, the deeds pass to the buyer. If the seller is the holder of the deeds, the documents will need to be provided. - HIPs
For some properties, the seller will be obliged to order a HIP before the property may be put on the market. The HIP is essentially a collection of searches and other userful documents. You will need to use the example contract provided on this site to make a contract which you will send unsigned copies of to the buyer. The buyer will send a document containing a set of standard questions to which you will provide answers. If you are legally obliged, or choose, to order a HIP, you may order one through this site.

Once you inform your solicitor that you have made an offer on the property, the solicitor will prepare a contract and send an unsigned copy to the buyer, or buyer's solicitor. Your solicitor will also receive a standard list of questions from the buyer, or buyer's solicitor. If you are legally obliged, or choose, to order a HIP, your solicitor will make the necessary arrangements.
