What does a Surveyer do?

A surveyer will be commissioned to examine certain properties of the property. The nature of the enquirey will depend on the specifications of the survey - the more detailed the survey, the more costly it will be. In order to carry out the survey, the surveyor will need access to the property.

Example of surveys include:

  • Valuation - the surveyor will estimate how much the property will sell for
  • Structural - the surveyor will examine the structure of the property and higlight any problems or issues that may need repair in future.

HowUnless your mortgage provider insists on a survey, you do not have to have one. However if you do decide that you want one or more surveys, see the link below for a list of surveyors.
You should be aware that if your mortgage provider comissions a survey, often they will keep it and you will have to comission furthr surveys if you want to know any information. You do not have to the same surveyor as your mortgage provider, although sometimes discounts are offered.
If you decide to comission one or more surveys, it is wise to compare several surveyors to get the best price and service.

DoUnless your mortgage provider insists on a survey, you do not have to have one. If you are comfortable with your assessment of the property you may do without a surveyor altogether.
If you do decide that you need a survey then you will have to hire a surveyor.

SolicitorYour solicitor will not necessarily organise surveying for you, although your solicitor may be able to recommend a surveyor. In either case you should check what kind of surveys are being carried out and exactly what is covered.
