What is HIPS? HIPS - the Home Information Pack - is a collection of search information and other documents. If it is required, it must be ordered before a property can be put onto the market. The pack should not be older than three months when the property is first put onto the market and is valid for six months. Currently, a seller does not need to provide a HIPs. It is intended that HIPs will be phased in from August 2007, and will initially apply only to larger properties. Some Estate Agents are already offering HIPs. - The property's title documents
- Energy Performance Certificate
- Sale Statement
- Local Authority and drainage searches
If the property is a leasehold, then the pack must also include: - A copy of the lease
- Building insurance policy
- Contact details for the landlord or management
- Any legal details of the leasehold
- Any regulations that apply
- Recent service accounts and charge receipts
You do not need to order a HIP from a HIP provider. So long as you have the required searches, you have sufficient information to sell your property.
Your solicitor, conveyancer or estate agent will organise the HIP for you.
