Do your own Home Information Pack

The Government legislation on Home Information Packs allows you to compile your own Home Information Pack.

If you're marketing a property yourself, you must have a Home Information Pack and make copies of it available to potential buyers. However, even if you're using an estate agent, you can still put your Home Information Pack together yourself.

This means you own the Home Information Pack, regardless of which solicitors and estate agents are involved. And think of the money you save by doing your own Home Information Pack.

 

Home Information Pack Legislation

From 14 December 2007 , Home Information Packs are compulsory for all residential properties.
Government legislation will place an explicit duty on home-owners or their agent marketing a residential property to prepare a Home Information Pack.

 

What's in a Home Information Pack?

The Home Information Pack contains important information that buyers and sellers need to know. Home Information Packs including Energy Performance Certificates will be implemented on a phased basis from 1 August.

For sellers, providing a Home Information Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home based on the information contained in the Home Information Pack.

For buyers, the Home Information Pack provides essential information about properties they are considering buying, free of charge.

 

Home Information Pack Contents

Home Information Packs will provide important information to prospective purchasers at the very start of their interest in a new home, giving increased transparency on key issues and meaning any offer to purchase is based on an informed decision.

    Home Information Pack Timeline

    The Government originally announced a phased implementation of the Home Information Pack – firstly with 4 bedroom houses, then 3, and finally to all houses.
    Prior to 1st August 2007, the government targets for numbers of domestic energy assessors was comfortably exceeded.

    The government also stated that about 2,000 accredited assessors and inspectors are needed before Home Information Packs can also be applied to three-bedroom homes, with about 3,000 needed to cover the whole market.

    On 11 july there were already 1603 assessors accredited. By 25 july, this had further risen to 2224!

    14th December brought the latest Home Information Pack anouncement:  All residential properties must have a Home Information Pack before they can be sold.  Over 5,000 DEAs were accredited in 2007.

    Home Information Packs in the News

    The press carries regular updates on the battle between those for and those against the Home Information Packs.
    For example, in response to accusations in the Telegraph 29 July 2007 that Home Information Packs will increase Council Tax, a spokesman for Communities and Local Government said: "This is total codswallop. Time and again we have made clear the Valuation Office Agency will not have access to this register. We even set it out in the law so there could be no doubt.

    With the introduction of HIPs to all residential sales, the president of NAEA still expressed her opposition to Home Information Packs on Radio 4.  The president of AHIPP agreed that there are still issues with the Home Information Pack in its current form, but insists that we should continue using the Home Information Pack and concentrate on improving the pack.
