Buyer's Responsibility

Before making an offer on the property, the buyer must demonstrate serious intent to purchase. Usually it is sufficent to show available funds, often by obtaining a mortgage in principle.

Once an offer has been made, subject to contact, which will necesitate the exchange of unsigned contracts, the buyer's main concern is to ensure that the building and its surrounds are as they seem and will not cause any problems in the long or short term. To this end, the buyer will examine the building's plans and commission surveys and conveyancing. Once the buyer is assured that everything is in order, then the purchase may proceed.

How You wil need to comission searches and a local authority search. This site will suggest searches based on the property's geographical area. You will also be able to view all the searches and choose extra one if you have a particular concern that you would like addressed.

Do You will need to comission searches as above, however you can do the local authority search yourself. For a small fee, the local authority will allow you to inspect the records relating to the property yourself.
You will also need to examine the paperwork sent by the seller to make sure that it is in order.

SolicitorOnce you inform your solicitor that you have made an offer on the property, the the buyer's solicitor will prepare a contract and send an unsigned copy to the your solicitor. Your solicitor will also send a standard list of questions to the buyer, or buyer's solicitor.
Your solicitor will examine all the documents from the seller to make sure everything is in order.
You will also need to make sure that adquate searches are carried out. Some solicitors will include some searches as standard and some are willing to advise you on which searches to commission.
