Conveyancing is the legal transfer of property (land and buildings) from one owner to another. In legal terms, conveyancing is the process involving the transfer of "good" title (meaning that the vendor is actually in a legal position to sell) or ownership from one party to another.

 

The Conveyancing Process

The conveyancing process includes finding out relevant information about the property through searching local authority records and those of other authorities and organisations who hold information that might affect the value of the property. A local authority search, for instance, will uncover planning restrictions and possible local developments such as new roads or traffic schemes.

Conveyancing is also about conducting relevant searches which may include establishing whether your property is liable to subsidence or flooding or an environmental search which will reveal if there are any landfill or waste disposal sites in the area and whether the property is built on contaminated land or an old industrial site.

Exchange of contracts takes place when satisfied with all aspects of your transaction. At this point, the buyer and the seller are committed. The agreed completion date is inserted into the contract.
